What Google Actually Looks at When It Ranks Your Site

Most service business owners assume their search rankings come down to how good their content is. Write better pages, add more keywords, publish more often. Content matters, but it is not where the story starts. Before Google ever evaluates whether your content is helpful, it evaluates whether your site is technically sound enough to trust. A business can write the best service page in its market and still rank behind a competitor with a faster, cleaner site and half the content.
Google does not read a website the way a person does. It sends a crawler to load the page, measure how it performs, and assess whether the underlying code is clean enough to interpret confidently. That evaluation happens before a single word of your content gets weighed against a competitor's. If the technical foundation is weak, everything built on top of it, the writing, the offer, the calls to action, is starting from a disadvantage that no amount of good copy can fully offset.
Page speed sits at the center of that technical evaluation. Google measures a specific set of speed and stability metrics known as Core Web Vitals, and sites that pass all three benchmarks see meaningfully stronger ranking gains than sites that pass only one or two.1 As of a recent core update, Google merged those separate speed signals into a single composite score, which means a site that is strong on load time but weak on visual stability or interaction responsiveness can still take a real ranking hit rather than getting partial credit.1
Mobile performance is not a separate consideration from speed anymore. Google indexes and ranks based on the mobile version of a site first, which means desktop performance is close to irrelevant if the mobile experience is not equally solid.2 For a contractor or a local service business, where a large share of search traffic is already happening on a phone, a site that only feels fast on a laptop is effectively failing the exact test that determines its ranking.
Clean, crawlable code matters almost as much as speed, and the two are closely related. A page built on bloated, non-standard markup is harder for Google's crawler to parse accurately, which makes it harder for Google to connect that page to the right search queries in the first place. Pages built with clean, semantic HTML tend to be both easier to crawl and inherently faster to load, since there is simply less unnecessary code standing between the content and the browser rendering it.
Structured data is the piece almost nobody outside of SEO circles has heard of, and it is one of the more overlooked opportunities for local service businesses specifically. Structured data is a small block of code added to a page that tells Google, in a format it can read directly, exactly what kind of business this is, what it offers, and how to reach it. For local businesses, that markup is closely tied to whether the business shows up correctly in map results and rich local listings, and mismatches between that data and a business's Google profile can quietly suppress local visibility even when everything else on the site looks fine.3
These four pieces, speed, mobile performance, clean code, and structured data, form what most SEO practitioners now treat as the technical floor a site has to clear before content quality and backlinks even start to matter.4 A site that clears that floor and has decent content will generally outrank a site with excellent content sitting on a broken technical foundation, which is not the order most business owners assume things work in.
It helps to understand why Google weighs technical performance so heavily in the first place. Google's entire business depends on people trusting search results enough to keep using the product. A slow, broken, or confusing page reflects poorly on that trust even if the underlying business is legitimate and reputable. Google is not evaluating your website out of arbitrary preference for fast code. It is protecting its own product experience, and a site that fails those signals is, from Google's perspective, a worse answer to hand someone regardless of how good the content on that page might actually be.
The mobile piece deserves extra attention because of how unevenly it gets addressed. Plenty of small business sites were originally designed with a desktop screen in mind and then adapted for mobile as an afterthought, which often means the mobile version technically works but performs noticeably worse than the desktop version on the exact metrics Google is now using as the primary basis for ranking. A site that feels perfectly fine to the owner, who is probably viewing it on a desktop most of the time, can be quietly underperforming on the version of the site that actually determines search visibility.
This is exactly why two businesses can publish comparable content and see completely different search results. One site loads in under two seconds, renders cleanly on a phone, and tells Google precisely what kind of business it is through structured data. The other looks fine to a human visitor but drags behind on every one of those signals without the owner ever knowing, because none of it is visible without actually testing for it.
Backlinks and authority signals still matter in this picture, but they matter after the technical floor is cleared, not instead of it. A site spending money on link building while ignoring Core Web Vitals is optimizing the wrong end of the priority list, since Google's own systems will not reward a page they cannot access, parse, or trust in the first place, regardless of how many other sites happen to link to it.
None of these signals are things most business owners think to check when evaluating their own website, because none of them are visible to the naked eye. A site can look polished and professional to the person who owns it while quietly failing every technical benchmark Google actually measures. That gap between how a site looks and how it performs is exactly where most small business search rankings get lost, and it usually takes someone actually running the numbers to catch it before another quarter of missed visibility goes by.
The fix is not usually a content overhaul. It is addressing the technical layer directly, through clean, hand-coded site architecture built around these specific signals rather than retrofitted onto a platform that was never optimized for them. A site built this way from the start tends to clear the technical floor automatically, simply because there is no bloated framework fighting against it.
None of this replaces good content. Google still rewards pages that genuinely answer what someone searched for, written with real expertise about the service being offered. But content quality only gets evaluated fairly once the technical foundation is solid enough for Google to read it clearly in the first place, which is the part almost no one checks until rankings have already been suffering for months.
